Deposits with reservations cancelled within 48 hours of arrival due to a winter snow storm will be credited towards another stay as long as that stay is completed before March 2011.
We are a small Bed and breakfast whose policy is to never overbook rooms. Since we guarantee your reservation, rooms are not held without a deposit. Once we reserve a room for you, we remove it from the market, refusing all other requests. For this reason, we are unable to make exceptions,to our cancellation policy.
If this is a concern to you, we highly recommend that you consider travel insurance, which is available and will compensate you in the event that unforeseen circumstances or family emergencies disrupt your plans.
A 50% deposit is required to hold your room. Full payment is due on reservations made within three days of arrival date.
Please let us know as soon as possible if you must cancel your reservation. Rescheduling a reservation is the same as a cancellation within 15 days of arrival. We will make every effort to rebook your room to avoid your loss of deposit. However the following policy is in effect for all cancellations:
Cancellations made 15 days before arrival date (21 days notice for Holidays and Special Promos) will have their deposit refunded less $45.00 processing fee per room.
Cancellations and reservation date change made 3 to 15 days prior to arrival forfeit their deposit unless we are able to re-rent the room(s) for the entire reservation.
Within 72 hours of arrival date, guests are responsible for full payment of their reservation. Cancellations made within72 hours of arrival will be charged the full amount of the reservation.
Deposits will be refunded, less a $35.00 cancellation processing fee per room, on any cancellation for which we can re-rent the room(s) for the entire reservation.
Groups and Special Promos require 21 days for any cancellation, but a 35.00 per person fee will apply.
There are no refunds for early departure.
We have a two night minimum most weekends, and a three-night minimum for some holidays and special events. Holiday /special event rates are higher than our regular rates.
No smoking inside the house. Outside in the yard or on the patios only.
We respect the Japanese tradition and don't wear street shoes inside the house. Slippers are provided or you may bring your own. To ensure sanitation slippers are laundered after each guest use.
